Best way to get money out of our paid for house to buy another .

My wife and want to buy a hubzu house for about 175000 all in  we have about 120000 cash . Our own house is paid for and is valued at 185000. We want to buy the hubzu house and move into it then sell our house. The hubzu house is in a different state . What is the best way to come up with the money for the difference in price before selling our house. I am unsure if we could get a mortgage on the hubzu house because of no existing private road maintenance agreement.any ideas on how to make this happen. We have been watching this house for several months and the price is just about where we need it to be. We have had it inspected and done our due diligence on the house. Just trying to figure out the money part. Any advice is appreciated
