Investors rate of return

I am looking to flip houses, and was advised to try and find an investor instead of getting a conventional loan. I was advised that this will allow me to pay cash and get the process moving much faster than a conventional loan. I was wondering for what Rate of return is the investor usually looking for? 5-10% over 90-120 days? Trying to figure out how to present my proposal to potential investors. Thanks for the help -Charlie
