Looking to create a modular home community 20 acres, 20 units+

I have a couple of qualifying lands set aside to get this deal done but I am looking at a project budget of $3,000,000 with a NOI of $1,200,000. I am a real estate agent so all that I am asking for is an exclusive right to sell the community and buy the land. Please PM if you would like more details.
