Hi my husband and I are looking to buy our very first investment property. We could use any tips/advice from more experienced investors. I would like to buy and hold and have a minimum of $300 cashflow from each property however, my husband wants to jump right in to flipping. Although I have a corporate job full time, I do have my real estate license and my husband is a contruction worker and is very handy. I would love to start with a subject to/ or lease option to prevent getting a loan but not sure how to begin. Also, any tips on finding homes before they hit the MLS? I would love to start by taking over someone's payments! We recently both sold our cars and purchased cheap $ 2k cars each. ( we are going to use part of that $$ to invest) That is how serious we are about this business... we hope to leave our 9-5 jobs eventually but need a bit more guidance ! Thank you in advance.
