Best oraginizations for HELOCs

Hey everybody, any recommendation on who should I go with for a HELOC on non-owner occupied homes? Does anyplace out there let you combine multiple properties into one line - or am I chasing a unicorn? So far I have found BECU will generate a line that can be drawn on for 10 yrs, will loan up to 70% of appraised value, has no maintenance fees and just charges $400-600 for the appraisal.

While you're at it - what's the best place for a business line of credit?
