Lease option

Hey everyone I'm new to investing and I have a deal right now that the owner will agree to a lease option I plan on assignee my deal to a tenant buyer my question is when you are negotiating terms with the seller should they be written in the contract after discussing them or should you type them in after going over them with the seller?
