Birddogging. New contract each time you present deal to investor?

This is my first forum post I would like to introduce myself my name is Shawn I am from Delaware and new to real estate investing.  I am testing my hand at bird dogging and eventually wholesaling and had a quick question This may be a stupid question but I've never used contracts when presenting potential investment properties to my investors but a friend said I should.  First question do you think a contract in necessary with bird dogging and if so do you think a new contract should be written for every property forwarded to an investor.  Is the contract sent to the investor to be signed before the property is even presented.  These are probably basic questions but would appreciate any feedback on this topic.  If I should be using contracts any recommendations where I can find one?
