Looking for first buy & hold .. Advice?

I'm looking to purchase my first buy & hold property. I've been looking at Multifamily & using the MLS with an agent. I live about an hour from my target market so I have to make the most of my time. I looked at a couple dozen and made a couple of offers, which we weren't close to getting together. In my analysis I'm looking for $150/per door cash flow & 15% cash on cash return. Am I being unrealistic on my analysis, are there other things I should be looking for in my analysis or am I just being too impatient? Thanks

What area are you looking at? Also you said you were looking on MLS. Perhaps you should look for a Turn-Key Provider, they usually do not list on the MLS & sell slightly less.
