Great Opportunity

I have found a great deal located near me. It is a for sale by owner, which is what my teacher in my class suggested I look for. I was looking into wholesaling and selling the contracts. That makes the most sense for me at the moment since I am young with no credit and little money. I am just not sure what I do know that I have found a property. It is a great deal and I would hate to pass it up. It has 4 bedrooms and 2 baths in the main house and has an apartment with 3 bedrooms attached. It also has an 800 square foot business space with a half bath attached. The amount of income you could create seems great. What should I do? I am extremely new at all this.
