New Investor Friendly Conventional Mortgage Company

Hello BP,

I plan on purchasing my first property in the coming months and I was curious what mortgage companies have the best rates and are easy to deal with regarding conventional loans who are investor friendly. I've heard nightmares that some investors had to deal with companies who weren't pleasant to work with and it was a head-aching process.

What companies have you used and recommend for conventional mortgage loans for a first time investor for a (2-4 plex) ? 

What is the least you had to put down for a conventional loan? 5% or 20%?
