What do you look for in a property?

Hi everyone! I'm pretty new to real estate and I am looking into buying my first property by June of 2016. I am first doing some research and getting acquainted with the markets and the business in general. Since I've started looking through different properties, there were some that caught my eye and I've even set up meetings with real estate agents to view the properties. Still, I'm a bit "iffy" about how to choose a property.

 My question is, when looking at properties, what are the factors that help you determine which property you're going to invest in?
