Where do you find deals?

I am looking to buy a few multi family homes in the Boston area and it has been a struggle to find a good deal.

So far I have been looking on craigslist, MLS (homebin.com mostly), and talking to some of the listing agents from those craigslist and MLS ads (but they have been useless for the most part).

I would appreciate it if someone could help point me in the right direction and show me how to effectively search for good deals. Thanks.
