Finder's Fee

Hi Everyone! This is my first time posting!

My father is a seasoned real estate investor who pays all cash for his properties and would like to bring me on board in helping him acquire properties to flip. He wants to pay me a finder's fee for researching potential properties and communicating with the sellers/agents of those properties since he does not have the time himself to do so. Do I need to be licensed in any way to do this? I would appreciate any feedback as to the legalities of "finders fees" without being licensed. Thanks in advance for your feedback!
