: Delayed Financing " for Invesmnet Properties ... with 20% down

I was reading a few articles both on the Forums here on BiggerPockets, as well as a few online , regarding Delayed Financing.

  It seems that Delayed Financing is only applicable to someone who can purchase a Property with all Cash ( using NO type of Loan )

My question is .... Is there a way for someone who puts 20% down for an Investment Property, to also get the instant Equity out of that property in the form of Cash ? ( assuming a LTV of 75% to 80% ) ?

So For Instance..... Someone has $20,000 to put the 20% down on an Investment property for $100,000

You as the Investor, also pay for all of the necessary Repairs and Labor ( all in cash )

Given the above example, could you immediately use Delayed Financing or some other type of Cash-Out program , to get the Cash out in the form of Equity , for the sole purpose of using that Money to put 20% down on another property ? And thus repeat this process over and over ..... so long as after a Max LTV of 80% , there's enough Equity to still take out from the property ( along with any Cash that you have yourself , to put 20% down on the next investment Property ) ?
