Making the transition

So I am running a successful Construction company that caters to Investors, property managers ect.  I have seen the success in the Kansas city market. I want to ask what would you say is the best route for me to go(brrrr, flip,buy hold). I have the sweat equity covered. I do have some expendable income and a few family investors willing to put up cash to get started. But I by no means have 100k to start buying, Where do I start?
