Very new, little money, good credit, moving to Colorado...ADVICE

Hello all,

I am moving from Florida to Colorado and started learning about real estate investing. I am planning on moving to after my first is born and I would really like to know specifics on how to get started with little to no money on investing. I will be moving out there between February and April. Does anyone have some basic advice? 

Are there first time buyer programs out there for new home owners? Are there programs that will rid the cost of closing fees etc.?  

I realize I must network when I get there to meet construction professionals and find the motivated sellers. How can I find motivated sellers? How do I put them under contract? Do I make my own? Where will I find buyers?
