@Dan Mackin and @Farabi Jelbuker thank you for the advice!  I found the learning section after I wrote my post and just got to reading. I will research, learn and read as much as I can before the little one gets here. My husband and I are saving vigorously and I am picking shifts at work while I can. So I will soak in as much as I can in the meantime. Thanks again!

Hello all,

I am moving from Florida to Colorado and started learning about real estate investing. I am planning on moving to after my first is born and I would really like to know specifics on how to get started with little to no money on investing. I will be moving out there between February and April. Does anyone have some basic advice? 

Are there first time buyer programs out there for new home owners? Are there programs that will rid the cost of closing fees etc.?  

I realize I must network when I get there to meet construction professionals and find the motivated sellers. How can I find motivated sellers? How do I put them under contract? Do I make my own? Where will I find buyers?

I am new to real estate investing and would like to learn the ropes. I chose this type of investing because it seems to have more sense of control in how much money one can make when making a deal. I recently started a Nonprofit organization called LiaVonni Dance Foundation and we are tax-exempt. I would like another means of funding that and freeing myself from a full time job so I can spend more time with that and eventually make that my full time. I can't wait to get started and meet more of you!
