Investing in Dallas

Ok, so I am a veteran from Dallas looking to invest in a multifamily residential 2-4 unit property in Arlington, Tx. I'm looking to using the VLB in conjunction with my VA Loan, but my problem is im only receiving disability as income. My wife is active duty going on deployment for a year, so we'll be making plenty of money, but in order to increase my chances of being approved for the loan what do I need to do, like what will the lender be looking for? And how do I gain access to MLS to find the best deals possible?
