I found a Duplex in another state

Hi Everyone,

I'm starting to look at properties so I can begin getting practice analyzing them.  I found a duplex in AZ that I'd like to run the numbers on; however, the property overview didn't show all the info (unit rents,etc).  I requested more info.  When the realtor calls me...I don't want to give away that I'm scared and don't know what the heck I'm doing.  Do I just ask them for the pro forma?
