My First House Hacking Rental Investment Property

Hello everyone! I am new to REI and am looking to invest in my first investment/rental property to live in it while I rent out the remaining bedrooms. I am debating whether to invest in a multi-family property or a single family property here in Gainesville, FL. If you live in a city that has a small amount of multi-family properties in general, and a very minimal amount of multi-family properties that are not in high-crime areas: Generally speaking, would it be better to invest in a quadriplex that cash flows $300 after all expenses or would it be better to invest in a single family property that cash flows $150 (assuming that the location was the same)?
