How do I refinance my home when to told I can't

Hi, 

I have tried to refinance my home a couple of times, but was told I could not because I have a non conventional loan. I have contacted my state owned equivalency Freddy Mac or Fanny Mae and they don't do refinancing. 

I have two questions 

#1 - Is there any other options for me to refinance my home? 

#2 - how could I pull equity from my home?
