A Shelf Full of Books & Courses

Having socked a bunch of money into books and courses, I believe FEAR is keeping me from moving on. I'm thinking I need a mentor or someone to get me up and running.

About 5 years ago I did a couple of rehabs and made some money. But didn't do anything after that. As a full time firefighter, I have 20 days off a month to be a part time investor. I also am great with tools.

My other thought is to work with a local investor in Orange County, CA, maybe doing his/her rehabs while I learn the ropes of investing? Any thoughts would be great!
