Buying property and or land

For a while I have been thinking about buying property, fixing it up and selling it. I also would like to buy land too if that doesn't work out. Im very new to all this. Im not sure how to go about doing it at all. Im not sure if I need a special license or what. Any information would be great. Thank you.
