Wholesale set up question

I have a question about how to set up a seller so I can wholesale a property.  I started off working on vacant properties that this question did not matter but many of my sellers are living in the property. So when I get them to sign a sells contact for the option I end up telling them things like my contractor needs to view the property when really its my end buyer coming to view it. I don't want to lie to the seller but I fear telling them I am a wholesaler and I won't personally be buying the property. How do you seasoned wholesalers do this without losing the deal or lying to the seller while giving the buyers a chance to view the house?
