partnering with investor

Hello. I live in South Florida and I've attended a few real estate seminars but seems that they only want people to purchase their expensive mentoring programs. I come across many properties that are in foreclosure or short sales in great areas for flipping or renting, but unfortunately money hold me back. If anyone can give me some advice as to where to find investors who are interested in partnering. My husband and I are willing and ready to work hard. Just need a boost to get into the real estate investing market.
