Buying my first property

I'm currently working with a real estate agent and have a pre-approved VA loan. I'm looking to buy a nice 3 bedroom SFH, I wanted to go the Multi-Family route but there just aren't any in my area of Abilene TX. I set my purchase price between 60k and 75k to keep my monthly payments low since i'll be living there. My plan is to rent out at least one room if not both. I'm just looking for any advice someone might be able to share that I haven't read yet in the endless hours of reading the forums, thanks.
