I currently am a residential real estate agent acting as a sole proprietor. I am interested in having a LLC to invest in real estate, however, with my current license in NC, I am not able to advertise through my LLC or do any type of real estate related transactions through the LLC without having a broker in charge which in turn means I would have to advertise through thier company rather than my own. In addition, I can not simply give up my license to become an investor because it is illegal in the state of NC to practice real estate without a license. There is obviously something I have not yet learned or some other information that would allow me to work around this because there are several thousand investors in NC who don't have a license. I would love to hear from someone on how I can legally do this. Specifically, I am interested in speaking to preforeclosure/foreclosure families which would require me to advertise and "operate in a real estate capacity". I never imagined having my license would cause me such headaches but it certainly is.
