Multi-Family home as my first real estate investment?

I live in the Boston area and I'm thinking about looking for a multi-family home as my first real estate investment.  Ideally, I would like to live in 1 of the units and rent out the other unit (units).  Would I still be eligible for a first time home buyer loan if it was for a multi-family?
