Just an EIN?

Hey everyone,

I am just starting out with this but have been dreaming of owning properties since I was just a kid. I finally came into a little bit of money and have decided its the time. I am just wondering in order to reduce startup costs, would i just need an EIN filed with the IRS as an LLC?
