Criteria for rental purchases

Afternoon all,

I'm very interested in investing in rental properties. After renting out my first home I'm looking to find others. I have a basic criteria for searching. research the crime rate, median income, the employment rate and types of employment, quality and different forms of education.

My question is are there any other factors I should consider when looking at potential rental properties
