Getting started. Looking for advice

Hi, I am trying to get started in the real estate investing game. The only issue is I have no idea where to start. I plan on using the next year or so to study and observe so that I can have a better feel for the whole process. I am here to get advice and tips. I would like to begin with buying and renting out a property. Should I avoid extremely cheap homes?(30-40k). My current situation is I am 25, I make a pretty decent living, and I currently have $4,000 saved in the bank. Someone offer me some leeway please.
