Looking for interested investors on future projects in the Houston Area

Hello BP! I hope you guys are making deals working to free your families every day! I am a new investor in the Houston Area with a lot of experience on my team. We have a mixture of veterans and new comers that are eager to get into the real estate investment game. As of right now, we are working from the bottom and are looking for creative ways to fund find/fund deals. Are there any investors out there who are actively using subject to investing with wrap mortgages? I've learned a lot from Grants podcast show 70 and I feel I have what it takes to be successful there! Thanks for the input.
