My story

I have had good luck with real estate, but only in regards to my principal residences. There has always been a part of me wanting to branch out into real estate investing as it has always felt inviting and if the truth be told intimidating too. My sitiuation is that my current home if I sold it today would probably net me between $80-100K. I've had a gut feeling for over 4 months that I should sell my primary residence, purchase a smaller primary residence and use the leftovers to purchase a rental home. My dilema is I have a 3.25% 30 yr fixed rate on that home and I'm struggle with unloading it.

I feel like either way I'll find a way to purchase my 1st rental property with or without selling my principal residence, but obviously using the equity in my house would make that goal happen that much quicker. Since I am just starting out my ideal investment property would be either a duplex or single family home.

Any advice would be appreciated.
