Funds for buy and hold multi family

Thoughts on pulling equity out of my primary residence to invest in a buy and hold mutli family?  I know this is often done, but would like to hear from folks who may have done it before.  Things I should be mindful and any potential pitfalls to avoid?  Thanks!
