Investing after chapter 13

I recently was discharged from my chapter 13 bankruptcy and am looking to invest in some property.  I know that getting a loan is out of the question from a bank until my credit gets a little better.  My question is that I see some wholesalers advertise owner financing but I am a little apprehensive about getting "burned" on a deal or taken advantage of a more knowledgable investor.  Are these type of deals good for someone in my situation?
