Need help starting up! Steps need to take before looking into investments

I'm currently living in Greensboro NC and I'm new to REI. I've read books and looked at different videos but bp and the people dialog. I have also attended weekly meetings when I'm not working. I work full time and also attending school for Masters. For a new investor would it be wise to partner up with someone that's a seasoned veteran?? How do i approach someone to mentor me when I don't have much to offer them. What advice could you give me starting up here in NC? How to I search for partners? I'm looking to rent and hold or lease with option to own
