Do I Need Financial Backing for Wholesaling

Hello all,

I am new to BP as well as wholesaling. I’ve taken some classes, but am just now ready to get started. I signed up for a program that offered up to 750,000 in financial backing per deal, but of course, there are so many stipulations to get that money that I don’t even want to use them. My question is, do we really have to have financial backing in order to do wholesale deals? It seems to me that as long as we have the seller, buyer, and a walk away clause in the contract that an investor would not be needed. That may just me my ignorance of the laws of this field. Thanks in advance for your responses.
