Financing and Mortgages

I am looking at buying my first investment property. I have researched and feel like I know about the different mortgages, just not sure which one is best for the first few investments. I have great credit, and average salary. At first, I was considering the FHA 203K loan but I know would have to hold property and rent out, not able to sale right after flipping. I don't have too much cash so could only do 5 or possibly 10% down. Any advice on what would be the best financing to use?
