Best Way to gain Capital.

I'm in the process of setting up an investment company. However, I have no real money of my own. What's the best way/ investor structure for us to gain capital? Can I collect investors purely for my company and not for a specific property? Or would a small business loan be better? However, I don't want to be double financed with a mortgage and a small business loan.
