Owner occupied duplex?

So I was thinking about starting my real estate investing career with an owner occupied duplex. I am saving up my cash and hope to go for it next spring. I need to do some more research before I jump in to this. I hope to find a duplex at a great price that needs some rehabbing. I want to rent out one side and live in the other. While living there I would like to do some rehabbing and wait for the market to turn in my advantage and eventually sell. I would like to hear some stories, advice, or some good links or books to help me out with this. One main question I have is how do I determine rent based on my mortgage payment? When owner occupying, what percentage of my property's expenses should I be paying out of pocket to live there? Any advice is appreciated. Thanks!
