Best way to get started with 200k cash and 100k in IRA with no income

I have 200k cash and 100k in an inhereted IRA but have very little cash flow (we are talking less than $200 weekly) but also little expenses. I am currently continuing my education but have no source of income to live on. I can try to get by on making between 15k-40k a year. Is this possible?

If so, whats the best real-estate option to get me started, give me some cash-flow, and maintain my capital while I am continuing my education?
