Need advise on surplus money

I recently joined BP. At that time, i was going through my first primary deal of the house. We are closing on this deal by this weekend. 

Questions, after this deal is done, we will be left with around 55k of surplus money. I have to admit, i still do not fully understand the process of rental homebuying. Me and my wife both works, and can save around 4-5K per month on savings. 

But with our surplus money, we are thinking of investing it in rental property near to our location. We are targeting Hackensack, Rutherford, Lodi, Nutley in New Jersey. 

But what is the best way of investing this surplus money. We do want to invest in rental property which gives us some cash flow (hopefully positive) every month. 

I am just not sure whether we should invest everything at one place, or is there any better way of going about it? Any advise?
