Homebuilders and close out cycle

Hi everyone.
I just wanted to say thanks for the amazing people who contribute to these forums.

Okay, well I'm new to this forum but have been learning so many things in just a short amount of time. My friend and I wanted to know if it was wise to purchase new homes from homebuilders during their closing out deals? Also, generally when are these close-out deals? August-September? Also, wanted to know what the catch is when they offer no downpayment? How do they make money? Were two college students looking to invest in homes near UC riverside. Thanks.
