New build?

I've sent out some direct mail and haven't had much luck- I'm looking to find a good deal so I can flip a home. My husband and I live in a desirable neighborhood in a small town and own three lots..I was wondering if I should look into building a new home on one of our lots. The research I've done shows the cost of a new build is at least $100 a sq ft. The most I can get for a home in our area is $160,000. Anyone have any experience with new builds?
