When buying from a motivated seller, do you need a closing attorney?
Ok - it sounds like a dumb question, but since I have only bought through agents before - I'm not sure of the protocol here. Say I get a purchase and sale agreement from a motivated seller who agrees to a closing in 7 days. Do I then do the closing myself or should I bring in a closing attorney? Is it a requirement?

While you can technically do the closing yourself, you run some risk. You will have to run title yourself, you won't have title insurance, you will have to ensure that the deed is prepared properly, you'll have to record the deed yourself, etc. Why not use a closing attorney? Are you just trying to save a few hundred dollars?
