Need a Mentor

I've been looking for a mentor I really want to start doing flips. I'm willing to work part time for free so i can learn the process, I would also like to learn about rental properties because that's also in my plans to own rental properties. I've been reading books and blogs I just need the on the job experience to reduce mistakes and lose money on deals. I hope this works because I don't want to do this on my own everyone say in the training videos that everyone needs a mentor so I hope I can find one.
