Which county, town & neighborhood to invest in....
One of the early questions for an investor is: WHERE?
After listening to experts, the criteria a new investor looks for in a "first flip" house would be: Entry Level home with relatively standard design (cape, ranch, split, colonial as opposed to Modern or Unique) 3 Bedroom 1+ bath (I'd prefer 2 myself) in a neighborhood that has recently demonstrated positive activity where multiple sales are occurring with relatively short "days on market".
So I did my research and would like feedback from investors. Being a REALTOR, I have full access to my Multiple Listing Service so the research was quickly done.
2015 04 30 SF SOLD Analysis appears to show Waltham is a good target to focus on not just because of the # of sold but because the days on market is low(er) and the price point is moderate for this area. What say you? (these numbers are for the 30 days between 3/30/15 and 4/30/15)
