Help with first deal

I've made several offers over the past month's and none of them have landed. I have made legitimate offers in cash some at asking price when necessary and some below. I not sure if is the way my agent offers the deals or what. Anyone have any advise on better bidding process its very frustrating. FYI without any ludicrous contingency either. One other question one of the agents I'm working with made the comment to figure on 10 percent on selling the home 6 percent on commissions 3 percent on closing and 1 percent for something at this point I can't remember. First hopefully if i ever can get a deal after repeat business i would ask the agent to shave a 1/2 to a point on repeat business on the seller's comm. and i would only think if the margins where good would you consider paying closing cost or splitting them with the buyer but only on those condition unless you we're pressed to unload the property.
