How do I get the best appraisal???

I kind of fell into being a landlord after buying a house for me and friends to live in during college. Fast forward 5 years and I have 3 houses that I only paid 700,000 for that net 8000 per month. Based on these multiples shouldn't my homes be worth more than 900k? I can't pull any cash out of the houses to finance my next deal without a higher appraisal.
