buying a wholesale property

My wife and I have been looking for our first property to invest in.  We searched all of the foreclosure sites, we have checked out at least 40 properties and even put a few offers in.  With no success because the banks are unwilling to come down on there price.   We came across a gentleman that has a property that he is wholesaling.   What exactly would I need to do to close on the house?
